The formula

CSOS levy per unit (monthly) = nil where the monthly levy is R500 or less; otherwise 2% of the amount by which the monthly levy exceeds R500, capped at R40 per month. Annual per unit = monthly × 12. Scheme monthly total = per-unit levy × number of units (assumes a uniform per-unit levy across units).

Worked example

A unit with a R1 500 monthly levy: (1500 − 500) × 2% = R20, which is below the R40 cap, so the CSOS levy is R20 per month. A unit on a R5 000 levy would be capped at R40.

How is the CSOS levy calculated?+

The CSOS levy per unit is 2% of the amount by which the unit’s monthly levy exceeds R500, capped at R40 per month. Where the monthly levy is R500 or less, no CSOS levy is payable. For example, a R1 500 levy gives (1500 − 500) × 2% = R20 per month.

Is the CSOS levy capped?+

Yes. The CSOS levy is capped at R40 per unit per month. Any unit with a monthly levy of R2 500 or more reaches the cap, because (2500 − 500) × 2% = R40.

Who pays the CSOS levy?+

The community scheme collects the CSOS levy from owners and remits it to the Community Schemes Ombud Service. It is separate from, and additional to, the scheme’s own administrative and reserve fund levies.
