Project rent over a lease term with a fixed annual escalation.
The formula
For each year y from 1 to the lease term, monthly rent = current monthly rent × (1 + rate ÷ 100)^(y − 1), so year 1 equals the current rent. Annual rent for a year = that year’s monthly rent × 12, and the total over the term is the sum of every year’s annual rent.
Worked example
R9 000/month escalating 8% over 3 years: year 1 R9 000, year 2 R9 720, year 3 R10 498 — about R346 000 in total rent over the term.

How is rental escalation calculated?+
Each year’s rent is the current monthly rent multiplied by (1 + escalation rate) raised to the power of the number of completed years. Year 1 equals the starting rent, and the escalation compounds on each anniversary — so a fixed percentage produces a slightly larger rand increase every year.
What is a typical annual escalation in South Africa?+
Residential and commercial leases commonly carry fixed annual escalations in the region of 6% to 10%, often pegged loosely to inflation. The exact figure is whatever is written into the signed lease — this calculator simply projects the rent forward at the rate you enter.
Does this account for the deposit or other charges?+
No. This projects the base monthly rent and the total rent over the term only. Deposits, utilities, parking, rates recoveries and any once-off charges are separate and are not included in the figures shown.
