On mandates and the Property Practitioners Act

The mandate is the licence to work the deal — treat it that way.

Under the Property Practitioners Act, the mandate is not paperwork to tidy up later — section 67 ties the practitioner's entitlement to remuneration to a properly concluded mandate with the required disclosures. A broking desk that discovers an expired or unsigned mandate mid-deal is renegotiating from weakness.

What does the mandate register do?+

Every mandate is recorded with its disclosure and signature status, and the platform gates mandate activation on those requirements — a Property Practitioners Act section 67 mandate cannot go active without the prescribed disclosure form and a signature on file. The deal pipeline is gated separately: the FICA gate stops a deal from concluding until FICA verification is recorded on the file. Expiry alerts fire before mandates lapse, so renewals are chased ahead of time rather than discovered at deal stage.
